That's real, and those tend to be well-compensated technical and operational roles, but it's not a factory employing thousands.
The more significant economic impact is indirect. Designating a specific development zone with pre-approved zoning for data center use, clear environmental review pathways, and documented utility capacity would reduce the due diligence burden that currently falls on any developer willing to consider the market. Some Georgia municipalities have done this effectively. Athens has the opportunity to learn from those models rather than reinvent them.
Leveraging UGA as a differentiator is underutilized. The university's research computing needs, its cybersecurity programs, and its capacity to produce technical talent are genuinely attractive to operators who think beyond the immediate facility to their longer-term workforce pipeline. A formal partnership framework β connecting data center operators to university research and hiring pipelines β is the kind of structural advantage that other markets can't easily replicate.

The national data center market is not slowing down. Demand driven by AI inference, cloud migration, and enterprise digitization is expected to require hundreds of gigawatts of new capacity over the next decade. The question for any given market isn't whether development will happen somewhere β it's whether that market will do the work required to be somewhere.
Athens is at an early and consequential decision point. The fact that no AI data center companies have approached the city isn't a verdict β it's a starting condition. But it becomes a verdict if the response is to wait for developers to show up on their own.
The cities winning data center investment right now aren't the ones with the most generous tax packages. They're the ones where a developer can get a straight answer about power availability, sign a lease on a site with clear entitlements, and break ground within 18 months. Athens can build that reputation. It hasn't yet.
