Krambu's Bold Move: Data Center Plans at Bonner Mill

When a former industrial mill site becomes the proposed home of a major data center, it signals a regional economy in transition.

That's the story unfolding at the Bonner Industrial Mill Site, where Krambu — through its infrastructure arm, Paradox Infrastructure — is advancing plans for a data center facility that could fundamentally reshape the area's economic and technological identity. Steve Wood, CEO of both companies, has been fielding questions about the project, and what he's outlined points to an ambitious vision that goes well beyond square footage and server racks.

The Site: Why Bonner Mill Makes Sense

Repurposing brownfield and former industrial sites for data center development is one of the smarter trends in the infrastructure space right now. These sites typically offer several advantages that greenfield development can't match: existing utility infrastructure, industrial-grade power connections, large contiguous footprints, and — critically — a community that already understands heavy industrial operations.

Former mill sites aren't just convenient; they're strategically undervalued assets that data center developers are increasingly learning to exploit.

Bonner Mill fits that profile. The site's industrial heritage means the fundamental bones — grid access, land capacity, zoning precedent — are often already in place or significantly easier to navigate than a raw parcel. For Krambu and Paradox Infrastructure, that translates into faster development timelines and lower infrastructure buildout costs, two factors that can make or break a project's financial viability.

The location question also matters regionally. Data centers aren't just buildings full of computers. They're anchor infrastructure — the kind of development that attracts secondary investment, improves regional connectivity, and signals to the broader market that an area is ready to compete for the digital economy.

What Steve Wood Is Saying — and What It Means

Wood's public comments about the project reveal a leadership team that understands this isn't purely a real estate or construction play. Data center development at this scale requires threading multiple needles simultaneously: power procurement, permitting, community relations, fiber connectivity, and capital structure — all moving in parallel.

The fact that Wood is personally fronting public Q&A on the project suggests Krambu knows community buy-in is as critical as any technical specification.

That's an important signal for investors and regional stakeholders alike. Projects that stumble at the community engagement phase — and plenty do — often do so because developers treat local concerns as obstacles rather than inputs. A CEO-level presence in public dialogue suggests a different posture.

On the technology side, modern data center design has evolved dramatically from the power-hungry warehouse facilities of the early 2000s. Today's high-performance facilities are engineered for efficiency from the ground up — liquid cooling systems, AI-optimized power distribution, and modular architecture that allows capacity to scale with demand rather than requiring full buildout on day one. Whether Krambu's Bonner Mill plans incorporate these approaches will be a key indicator of the project's long-term competitiveness.

The Regional Economic Case

The economic argument for major data center development is real, but it requires careful reading. The job creation numbers attached to these projects often reflect construction-phase employment, which is significant but temporary. The permanent operational workforce at a data center is typically lean — often 30 to 50 full-time positions per 100 MW of capacity — because these facilities are engineered to run with minimal human intervention.

That said, the indirect and induced economic effects deserve serious attention. Data centers generate substantial local tax revenue, create demand for skilled trades during construction (electricians, HVAC technicians, structural specialists), and stimulate growth in adjacent sectors like cybersecurity services, facilities management, and logistics. In regions that have seen traditional industrial employment decline, that multiplier effect matters.

The real economic prize isn't the data center jobs themselves — it's what the facility signals to other investors about the region's infrastructure readiness.

A successfully operating data center at Bonner Mill would put the region on the map for technology-sector investment in a way that few other single projects could. That's the longer arc Wood and his team are likely playing.

Sustainability: The Non-Negotiable Factor

Any serious data center development in 2024 and beyond has to confront the energy intensity problem head-on. A large-scale facility can consume anywhere from 20 to 100+ megawatts continuously — the equivalent of powering tens of thousands of homes. That appetite is growing, not shrinking, as AI workloads push power density per rack to levels that would have seemed extraordinary just five years ago.

The sustainability conversation isn't just about corporate responsibility optics. It's increasingly about operational survival. Utilities in many regions are pushing back on new large industrial loads, and communities are growing more sophisticated about the difference between a developer's green energy promises and actual contracted renewable power.

For the Bonner Mill project, the questions worth asking are specific: Is Krambu pursuing power purchase agreements with renewable generators? Is the facility design targeting LEED certification or equivalent? What's the plan for cooling in a warming climate — and does that plan stress local water resources?

These aren't gotcha questions. They're the due diligence that separates projects that perform over a 20-year asset life from those that face political and regulatory friction down the road.

What Investors Should Actually Be Watching

The data center development market has attracted enormous capital over the past several years, and for good reason. Demand drivers — cloud migration, AI infrastructure buildout, edge computing proliferation — show no signs of softening. But not all projects are created equal, and the gap between well-structured and poorly structured data center deals is significant.

For the Krambu/Paradox Infrastructure play at Bonner Mill, several factors will determine whether this becomes a landmark regional project or a cautionary tale:

Power certainty is everything. The number-one constraint on data center development right now isn't land, capital, or even permitting — it's grid capacity. Investors should watch for confirmed interconnection agreements and utility commitments before treating this project's timeline as firm.

Anchor tenancy signals execution risk. A data center that breaks ground with pre-committed hyperscaler or enterprise tenants has a fundamentally different risk profile than one being built on spec. Understanding where Krambu is in those commercial conversations matters more than any construction milestone.

The Paradox Infrastructure structure deserves scrutiny. Operating under a dedicated infrastructure vehicle is smart — it allows for cleaner capital raises and potentially cleaner exit paths. But it also means understanding how that entity is capitalized, what the waterfall looks like, and how Wood's dual-CEO role across Krambu and Paradox aligns incentives.

The Bigger Picture

Bonner Mill is one project, but it represents a broader pattern worth tracking: the deliberate convergence of digital infrastructure and post-industrial land redevelopment. Across the country, shuttered mills, former manufacturing campuses, and legacy industrial sites are being evaluated for exactly this kind of repurposing.

The communities where these transitions succeed tend to share a few characteristics — pragmatic local governments, flexible zoning frameworks, and existing utility infrastructure that can support new power loads. Where those elements align, the economics become compelling for developers, and the opportunity becomes real for regions that need new anchors.

Krambu's bet at Bonner Mill is that this site checks those boxes. If Wood's vision holds together — on power, on sustainability, on community alignment, and on commercial tenancy — this could become a case study in how smart data center development transforms a legacy industrial footprint into 21st-century infrastructure. If any of those threads fray, the project joins a long list of ambitious proposals that looked better on paper than on the ground.

The next 12 to 18 months of permitting, utility negotiation, and commercial leasing activity will tell the real story. Watch those indicators — not the press releases.
