On the sustainability front, the gap between what operators claim and what they deliver has become a credibility problem. "Powered by 100% renewable energy" often means purchased renewable energy certificates, not actual zero-carbon generation. Communities that have done their homework increasingly know the difference. Operators who are making genuine investments — on-site solar, direct power purchase agreements with local generators, serious water recycling infrastructure — have demonstrably better community outcomes.


Where This Goes From Here

The data center industry isn't going to slow down. AI infrastructure buildout alone guarantees demand growth that would have seemed fantastical five years ago. But the *where* and *how* of that buildout is being actively renegotiated.

The communities that end up hosting the next generation of data centers will likely be those that actively competed for them — places that understood the tradeoffs, asked hard questions, and arrived at deals that reflected genuine mutual interest rather than one-sided extraction. Developers who can demonstrate a track record of being good neighbors will have a meaningful advantage in those conversations.

The operators who get this right will build facilities faster, face fewer legal challenges, and ultimately deploy capital more efficiently. The ones who don't will find themselves burning time and money in permitting battles that could have been avoided — or watching projects get killed entirely by communities that decided the cost wasn't worth it.

Infrastructure development has always required a social license to operate. Data centers are simply the latest industry to discover that license can be revoked. The question now is whether the industry adapts fast enough to stay ahead of the backlash — or whether the backlash does the adapting for them.
