The result is a market that now rivals Northern Virginia and Phoenix in terms of developer appetite—and in some respects, surpasses them.
The NTT Data Center campus in Garland is one visible symbol of that momentum. It's not a one-off facility; it's part of a broader buildout happening across the Metroplex, from Irving and Allen to Plano and beyond, as operators race to plant flags before land prices catch up with demand.
The Lay of the Land
Dallas-Fort Worth has become one of the most competitive data center markets in North America—not because of a single advantage, but because of a compounding stack of them.
The region currently ranks among the top five U.S. data center markets by total capacity, with hundreds of megawatts of wholesale colocation space already operational and significantly more under construction or in permitting. Major operators—NTT, Equinix, CyrusOne (now part of KKR's portfolio), Digital Realty, and QTS—all have meaningful footprints here. Hyperscalers like Microsoft and Google have made substantial infrastructure investments in the DFW corridor as well.
What makes this more than a real estate story is the underlying demand driver: artificial intelligence. AI workloads require GPU-dense compute clusters that consume 10 to 30 times more power per rack than traditional enterprise IT. A standard colocation facility might run 5 to 10 kilowatts per cabinet. Sustainability Isn't Optional Anymore

Not every DFW suburb can say the same. Developers doing site selection work in this market need to map not just the land and power, but the political receptivity of each jurisdiction—because even a technically perfect site can stall for two years in a hostile permitting environment.
The Investment Case
The numbers behind Dallas data center investment are compelling, and they're getting more compelling as AI infrastructure demand accelerates.
Wholesale colocation assets in top-tier markets are trading at capitalization rates in the 5% to 6% range for stabilized, long-term leased facilities—tight by any commercial real estate standard, but justified by the creditworthiness of tenants (hyperscalers sign 10- to 15-year leases) and the near-impossibility of replicating a well-sited, well-powered facility quickly.
Development yields on a cost basis are more attractive: sophisticated developers are underwriting projects at 8% to 10% yields on cost, with a spread over cap rates that justifies the development risk. The constraint isn't capital—there's no shortage of institutional money chasing this asset class. The constraint is entitled land with power.
That dynamic creates a specific opportunity for investors and developers who can solve the hard part: assembling sites that already have or can access significant electrical capacity, then navigating entitlements before the capital markets competition heats up further. In Dallas, the edge goes to groups who understand the utility interconnection process as well as they understand real estate. Land basis matters less than power basis.
Emerging investment activity in the Metroplex reflects this reality. Family offices and regional developers who traditionally focused on industrial or suburban office are now pivoting toward data center development, often partnering with experienced operators to bridge the technical gap. Some are acquiring older industrial properties specifically for the electrical infrastructure already in place.
What Comes Next
The next 36 months in Dallas data center development will be defined by three forces pulling in different directions.
First, demand will continue to outpace supply. The AI buildout is not slowing—it's accelerating, with every major technology company announcing capacity expansions that would have seemed implausible two years ago. Dallas will capture a meaningful share of that demand.
Second, power constraints will force harder tradeoffs. Projects that can't secure transmission capacity in the near term will either wait, pay premium rates for alternative arrangements, or look to co-locate near large power generation assets—including, potentially, natural gas peaker plants or even nuclear facilities as small modular reactor technology matures. The operators thinking about 2028 and 2030 power access are already having those conversations.
Third, zoning pressure will intensify as data center proliferation becomes visible to more residents and local governments. Municipalities that haven't updated their land use frameworks for this asset class will face ad hoc battles that slow projects and increase costs. The cities that proactively create data center overlay districts with clear standards for noise, aesthetics, and utility impact will attract capital faster than those that don't.
Dallas has a head start. The market infrastructure—fiber, power, land, and deal flow—is already here. The question for developers, investors, and operators isn't whether Dallas matters for data center development. It's whether they've positioned themselves to act before the window of relatively accessible opportunity closes.
