But a closer look at what's actually happening near data center campuses tells a more complicated—and for real estate investors, potentially more interesting—story.
What the Research Actually Shows
There's only one formal academic study on this question, and it's worth examining carefully. Researchers at George Mason University published findings in 2025 based on home sales data from Northern Virginia—ground zero for global data center development—and concluded that properties closest to data centers commanded higher prices than comparable homes located farther away.
That's not a minor statistical blip. It's a directional signal that runs counter to almost everything the public assumes about living near industrial infrastructure.
The mechanism isn't magic. Northern Virginia's data center corridor, stretching through Loudoun County and into Prince William County, has become one of the most economically dynamic regions in the United States. Data centers don't exist in a vacuum—they bring construction employment, property tax revenue, grid infrastructure upgrades, and, in some cases, improved road networks. All of that has downstream effects on local real estate.
But here's what the George Mason study doesn't tell you: whether any of this generalizes beyond one specific geography in one specific moment.
The Northern Virginia Problem
Northern Virginia is not a representative sample. It hosts roughly 35% of the world's internet traffic and has been the epicenter of hyperscale data center development for over two decades. The economic spillover effects there are extraordinary—and almost certainly not replicable in, say, rural Iowa or suburban Phoenix simply because a data center opens nearby.
Treating Northern Virginia data points as universal data center truths is like studying home values around the Port of Los Angeles and concluding that all ports increase nearby property values.
What makes Northern Virginia's real estate market behave the way it does has less to do with the data centers themselves and more to do with the concentration of defense contractors, federal agencies, tech companies, and highly paid workers who follow infrastructure investment. The data center is a symptom of economic vitality as much as a cause.
This distinction matters enormously for investors and homeowners trying to make decisions based on real estate impact projections. A data center arriving in an already-thriving tech corridor is a very different signal than one being built on the edge of an agricultural community with no supporting economic infrastructure.
Why Proximity Effects Are Genuinely Mixed
The factors that shape property valuation near data centers don't point uniformly in one direction. On the positive side, data center operators pay substantial property taxes—sometimes becoming the single largest taxpayer in a county—which funds schools, roads, and public services that make neighborhoods more attractive. Developers know this, and homebuilders often tout those tax contributions when marketing communities in data center-heavy counties.
On the negative side, the concerns communities raise are legitimate and quantifiable. Diesel backup generators—hundreds of them on a large campus—can create meaningful noise and air quality issues during testing cycles, which typically happen at least monthly. Cooling systems produce their own acoustic footprint. And the aesthetic reality of a 500,000-square-foot concrete box surrounded by security fencing is not insignificant.
What the research community hasn't done yet is disaggregate these effects: which specific data center attributes drive value up, which drive it down, and in what types of neighborhoods does each effect dominate.
Hyperscale campuses built by Microsoft, Amazon, or Google may behave differently from colocation facilities or edge data centers, both in terms of community relationships and economic impact. Lumping them together obscures more than it reveals.
Community Opposition Is Real—and Growing
The George Mason findings are being published into a very different political environment than existed even five years ago. In Virginia, state and local officials are actively tightening generator permitting requirements as community scrutiny intensifies. Prince William County spent years locked in contentious debate over data center zoning in the Rural Crescent. Residents aren't just complaining—they're organizing, showing up at planning commission meetings, and in some cases, winning.
Texas, which recently surpassed Virginia in data center rankings, is discovering its own version of these tensions as communities in the Dallas-Fort Worth exurbs and Hill Country push back against proposed campuses. The playbook that worked in Ashburn and Manassas doesn't automatically translate.
For property valuation purposes, this community resistance matters. A jurisdiction that becomes openly hostile to data center development may see the economic benefits diminish as operators route new investment elsewhere. Property values near data centers in contested communities may behave very differently from those in jurisdictions that have actively courted the industry for decades.
What Investors and Homeowners Should Actually Do With This
If you're a real estate investor evaluating land or residential properties in a market where data center development is active, don't lean on the George Mason study as a blanket guarantee. Instead, ask sharper questions.
What's the existing economic baseline of the region? A data center entering a high-wage, high-employment market adds a layer of activity. One entering an economically stagnant area may produce localized employment effects without generating the broader demand that drives residential values.
What's the operator's track record in community relations? Operators who invest in noise mitigation, agree to operational restrictions during overnight hours, and actively engage local officials tend to generate less sustained opposition—and that lower friction environment is better for surrounding property values over time.
Watch zoning. Several jurisdictions are actively reconsidering where and how data centers can be built, with some moving toward industrial-only designations that would keep large campuses away from residential areas. That trend, if it accelerates, could reshape the proximity effect entirely—not because data centers become less economically valuable, but because the land-use boundaries between them and housing become more formalized.
The Bigger Picture
The honest answer to whether data centers boost property values is: it depends, and the dependency is significant. In Northern Virginia's uniquely data center-saturated economy, the evidence suggests a positive relationship. Elsewhere, the signal is murkier, shaped by local economics, community politics, operator behavior, and land-use policy.
What's certain is that data center development will keep accelerating—driven by AI infrastructure demand that shows no signs of plateauing—which means more communities will be making these calculations in real time. The investors who understand the difference between a data center as an economic anchor and a data center as an industrial neighbor will be the ones who read these markets correctly.
The George Mason study is a starting point, not a conclusion. The next decade of development will generate far more data—and far more nuanced answers.
