Artificial intelligence workloads are driving a step change in compute requirements — the infrastructure needed to train and run large AI models is orders of magnitude more intensive than what was required even five years ago. Utah will continue to attract investment, and the development pipeline is likely to grow before it plateaus.
The real question for Utah communities isn't whether to accept data center development. That ship has largely sailed. The question is whether local governments have the tools, the expertise, and the political will to negotiate terms that actually protect residents' interests.
Some jurisdictions are getting smarter about this. Requiring water use disclosures. Mandating local renewable energy procurement. Setting minimum employment thresholds tied to tax incentive packages. Requiring community benefit agreements before rezoning approvals move forward.
Landowners adjacent to potential development corridors should be paying close attention right now — both to the opportunity the moment presents and to the conditions that will define what their neighborhoods look like in fifteen years.
The nervousness Utahns feel about data centers isn't resistance to progress.
