Edge Data Centers: The Next Frontier in Digital Infrastructure

Edge data centers are emerging as a critical growth segment in digital infrastructure, driven by the need for low-latency computing closer to end users. Unlike massive hyperscale facilities, edge data centers typically range from 1-10 MW and are deployed in metropolitan areas, industrial parks, and even retail locations to serve latency-sensitive applications.

The global edge data center market is projected to grow from $15 billion to over $50 billion by 2030, representing a compound annual growth rate of approximately 20%. Key demand drivers include 5G network buildouts, autonomous vehicle computing, IoT applications, content delivery networks, and emerging AI inference workloads that require real-time processing.

For real estate developers and landowners, edge data centers present unique opportunities. These facilities can be built on relatively small parcels — as little as 0.5 to 2 acres — compared to the 50-100+ acre campuses required for hyperscale facilities. This makes urban and suburban locations viable, where land with reliable power and fiber connectivity is available.

Several companies are pioneering modular edge data center solutions that can be rapidly deployed. Prefabricated modules can be delivered and installed on prepared sites within weeks.

The investment profile of edge data centers differs from hyperscale. While individual facilities are smaller, portfolios of edge locations can generate attractive returns through aggregation. Lease rates per kilowatt are typically 2-3x higher than wholesale colocation, reflecting the premium placed on proximity to end users and the relative scarcity of purpose-built edge facilities.
