The rapid expansion of electric vehicle charging networks is creating a new land use category that intersects commercial real estate, energy infrastructure, and transportation planning. With the federal government allocating $7.5 billion through the National Electric Vehicle Infrastructure (NEVI) program, demand for charging-suitable commercial properties has surged.
Highway corridor charging stations require properties with specific characteristics: proximity to interstate exits, adequate electrical service (typically 1-2 MW for a station with 8-16 fast chargers), sufficient parking area, and amenities for waiting customers. Properties that combine these features with existing retail, food service, or hospitality uses are particularly valued.
Urban charging hubs present a different land use model. Companies like EVgo, ChargePoint, and Tesla are developing charging plazas in metropolitan areas, often converting underutilized gas stations, parking lots, or retail properties. These conversions can increase property values by 30-50% while serving the growing EV market.
The electrical infrastructure requirements for charging stations are substantial. A single DC fast charger draws 150-350 kW, and a full station with 8-16 chargers requires 1.5-4 MW of power capacity — equivalent to a small commercial building. Properties with existing high-power electrical service or proximity to distribution substations command premiums for charging development.
Battery storage is increasingly co-located with charging stations to manage demand charges and provide grid services. A 500 kWh battery system can reduce a charging station's demand charges by 40-60% while enabling participation in utility demand response programs. This integration of storage and charging is creating a new class of distributed energy assets.
