Here’s what that actually means. Interconnection queues are 5–10 years in some regions. New substations take 36+ months. But AI racks are already running 80–120 kW per rack with liquid cooling. You can’t wait when there’s a GPU shortage and training demand is compounding.
So developers are going behind‑the‑meter: 50–150 MW gas blocks, blackstart, islandable microgrids. It flips the utility relationship. Load exits the interconnection queue and shows up as a privately financed power plant next to a hyperscale footprint. For investors, power access—not land—separates winners. Data center REITs without a power pathway get boxed out.
Insider take: If I were building today, I’d lock firm gas transport, SCR‑equipped turbines with heat recovery, design for direct‑to‑chip liquid cooling, N+1 fuel, and grid as backup. Permit air early. Site on a transmission corridor to bolt on SMR later—because a nuclear data center is a 2030s story, not 2026.
