Green Hydrogen Production Facilities Seek Industrial Land
Green hydrogen facilities backed by $7 billion in federal hub funding are seeking industrial land, with development lease rates of $1,500-$2,500 per acre for production sites.
Green hydrogen β produced using renewable energy to electrolyze water β is attracting massive investment as governments and industries seek to decarbonize hard-to-abate sectors. The US Department of Energy's Regional Clean Hydrogen Hubs (H2Hubs) program has allocated $7 billion across seven regional hubs, catalyzing development of production facilities, pipelines, and end-use applications.
The land requirements for green hydrogen facilities are substantial. A 100 MW electrolyzer plant with co-located solar generation requires 500-1,000 acres, depending on the solar resource quality and facility layout. Additional acreage is needed for water treatment, hydrogen storage, and transportation infrastructure. Industrial zoning, water access, and proximity to offtake customers are critical site selection criteria.
The Gulf Coast region has emerged as a primary focus for green hydrogen development, leveraging existing industrial infrastructure, pipeline networks, and concentrated hydrogen demand from refineries and petrochemical plants. The HyVelocity Hub in Texas and Louisiana alone plans to produce over 1 million tonnes of clean hydrogen annually when fully operational.
For landowners in target areas, green hydrogen development represents a new and potentially lucrative land use. Development lease rates for hydrogen production facilities typically exceed solar-only rates, ranging from $1,500-$2,500 per acre annually, reflecting the industrial nature of the use and the higher revenue potential of hydrogen production.
However, the green hydrogen industry faces significant challenges including high electrolyzer costs, uncertain offtake pricing, and evolving regulatory definitions of what qualifies as "green" hydrogen for tax credit purposes. The Treasury Department's guidance on the 45V Clean Hydrogen Production Tax Credit β specifically the requirements for temporal matching, geographic proximity, and additionality of renewable energy β will significantly impact project economics and development decisions.
