The energy transition angle will only intensify. As data centers become larger consumers, regulators, communities, and tenants will impose tighter requirements around carbon and water usage. Facilities that can demonstrate credible, long-term clean energy supply will command premium tenancy and face less regulatory friction—making the intersection of clean energy investment and infrastructure development not just an ethical choice but a financial one.

The investors who will capture the most value aren't the ones chasing the obvious hyperscale story at peak multiples. They're the ones who understand where power is available, what the next generation of compute requires in a facility, and how to structure deals that align clean energy procurement with long-term demand commitments. That's a more complex analytical task than buying a REIT—and that complexity is precisely where the alpha lives.
