Second, zoning: is the land currently zoned for heavy industrial or data center use, or does it require a variance? Rezoning adds timeline risk that buyers will discount into their offers. Third, water: hyperscale data centers can use millions of gallons of water annually for cooling. Access to municipal water or on-site well rights affects site suitability more than most landowners realize.

The Energy Problem Is Also an Investment Thesis

AI data centers are power-hungry in ways that strain credulity. A hyperscale facility can draw 100 to 500 megawatts of continuous power—enough to supply a mid-sized city. That demand is creating acute pressure on regional grids and opening significant investment opportunities in energy infrastructure.

Energy efficiency is also becoming a genuine differentiator in site selection. Data center operators are increasingly measured on Power Usage Effectiveness (PUE)—the ratio of total facility power to IT equipment power. A PUE of 1.2 is considered efficient; 1.5 is mediocre. Developers who bake in efficient cooling architecture, advanced power management, and renewable supply from the start are attracting higher-quality tenants willing to sign longer leases.

Where This Goes From Here

The next five years in data center development will be defined by a race for constrained resources: power, land, water, and skilled construction labor. Projects that move quickly through permitting and interconnection will command premiums. Those that get stuck in regulatory queues will watch their market advantage erode.

A few trends worth watching closely:

Nuclear is getting serious attention as a data center power source for the first time in decades. Several major technology companies have announced agreements with nuclear operators to secure dedicated capacity. Small modular reactors remain years away from commercial deployment, but the policy and investment momentum is real.

Edge data centers—smaller facilities distributed closer to population centers—will grow alongside the hyperscale giants. AI inference (running trained models in production) benefits from lower latency, which favors geographic distribution over concentration. This opens markets that hyperscale developers ignore.

Municipalities are getting smarter about their leverage. Counties and cities that once competed purely on tax incentives are beginning to attach workforce development requirements, local hiring preferences, and grid resilience commitments to data center approvals. Developers who understand how to navigate community relations will move faster than those who treat local government as an obstacle.

The Cincinnati family that sold half their parcel may not have known exactly what they were participating in. But the buyer did. AI data center infrastructure development is a long-duration, capital-intensive bet on the continued growth of artificial intelligence—and right now, the people who control the land and power that make it possible are in a stronger negotiating position than they'll ever be again.
