What Enterprise IT Actually Needs from This Shift

The brownfield conversation usually happens in the language of hyperscalers and colocation REITs. But the implications for enterprise IT are direct and underappreciated.

Enterprise organizations that lease colocation space—which is most of them—are increasingly scrutinized by their own ESG teams, their boards, and in some jurisdictions their regulators, on the sustainability profile of their infrastructure. Choosing a colo provider whose facilities sit on thoughtfully redeveloped brownfield sites, powered by clean energy, counts in those disclosures in ways that matter.

Modern data center design is increasingly inseparable from site selection strategy, and enterprise procurement teams that treat those decisions as purely technical and logistical are leaving sustainability value on the table. The sophistication gap between leading operators—who can articulate the full lifecycle impact of a facility—and laggard providers who hand you a PUE number and a renewable energy claim is widening fast.

There's also a geographic angle worth watching. Brownfield sites tend to cluster near former industrial centers—which means they cluster near population centers, which means lower latency for edge and hybrid deployments. As enterprises increasingly run distributed architectures that require low-latency connectivity to metropolitan areas, brownfield data centers in urban-adjacent locations offer something greenfield campuses in rural Nevada simply don't.


The Challenges Are Real, But Manageable

Transparency demands acknowledging what makes brownfield development hard. Environmental remediation can be expensive and unpredictable—contamination doesn't always reveal its full extent until excavation begins. Zoning in former industrial zones is often complex, with layered restrictions and sometimes neighborhood opposition to what locals perceive as intensification of industrial use.

Structural assessments on older buildings can surface surprises. Asbestos, lead paint, obsolete electrical systems—these aren't dealbreakers, but they're cost line items that require experienced project teams who won't be caught off guard.

The investment risk profile is different from greenfield, not necessarily worse. Greenfield carries regulatory and timeline risk. Brownfield carries remediation and structural risk. The key is matching the right site with a developer team that has actually navigated both.


Where This Goes Next

The data center industry is entering a period of genuine constraint. Power availability is the binding factor in most major markets—Northern Virginia, Chicago, Dublin, and Singapore are all grappling with interconnection queues measured in years. That scarcity is forcing developers to get creative about what a "good" site looks like.

Brownfield sites—particularly those attached to former power-generating assets, or located near substation infrastructure—are increasingly prized not just for what's on the land, but for the utility relationships and grid access that come with them. Some of the most valuable brownfield opportunities in the current market are former coal or gas plant sites, where retiring generation infrastructure leaves behind high-capacity grid connections that would cost tens of millions of dollars and years of permitting to replicate from scratch.

Policy tailwinds are accelerating. Federal infrastructure investment, state-level clean energy mandates, and growing municipal interest in brownfield-anchored economic development all point in the same direction. Developers and enterprise IT leaders who treat brownfield data centers as a niche or a compromise are misreading the market.

The future of sustainable infrastructure isn't built on untouched ground. It's built on what we left behind—and it turns out we left behind quite a lot worth using.
