Farmland converted to industrial use is rarely converted back. Once it's gone, it's gone, and the downstream effects on local agricultural economies can outlast the tax benefits by decades.
Land values present a mixed picture. Properties directly adjacent to data center campuses often see value suppressed by noise, aesthetics, and industrial zoning spillover. Properties farther away, in communities that benefit from tax revenue without bearing the direct costs, may see values rise. The distribution of benefits and burdens rarely aligns neatly.
The Energy and Environmental Reckoning
Here's the part that connects the landowner fight to the broader climate conversation.
Data centers currently account for roughly 1 to 2 percent of global electricity consumption β a share that is projected to grow substantially as AI workloads scale. In the United States, some regional grid operators are warning that the pace of data center development is straining capacity planning. Landowner opposition groups have gotten savvier about this, hiring environmental consultants and attorneys to force more thorough reviews.
Where This Conflict Is Headed
The landowners fighting data center development aren't going to stop the industry. The economic and strategic forces driving hyperscale infrastructure buildout are simply too powerful. But they are reshaping how and where development happens β and that's not nothing.
Legislative pressure is building at multiple levels. Several states have introduced or passed bills requiring more rigorous environmental review of large data centers, mandatory water use disclosures, and community benefit agreements as conditions of approval. The smarter developers are reading this environment correctly. Companies that engage communities early, offer genuine benefit agreements, invest in local grid infrastructure, and commit to third-party verified sustainability standards are encountering less resistance. Those that treat local government as a permitting obstacle and communities as afterthoughts are increasingly walking into organized opposition, legal delays, and negative press cycles that slow projects by months or years.
The landowners who are pushing back aren't anti-technology. Most of them use the internet. Many of them understand that digital infrastructure is necessary. What they're insisting on is a seat at the table β and that's a demand the industry needs to take seriously if it wants to keep building at scale.
The frontier of data center development is going to keep moving β into new geographies, new states, new communities. Each one of those communities will have landowners, water tables, zoning boards, and elected officials. The companies that learn to work with those realities, rather than around them, will build faster and face fewer existential project risks. The ones that don't will keep losing in the one venue where landowners hold real power: the public meeting room.
