Northern Virginia's data center market faces power constraints from AI demand, pushing developers to explore alternative locations and on-site generation solutions.

Northern Virginia, the world's largest data center market, is facing unprecedented power supply challenges that are reshaping development strategies across the region. Dominion Energy has imposed a moratorium on new large-scale connections in parts of Loudoun County, forcing developers to seek alternative locations and creative power solutions.

The constraint is primarily driven by the explosive growth of artificial intelligence workloads, which require significantly more power per rack than traditional cloud computing. A single AI training cluster can consume 50-100 MW, compared to 5-10 MW for a comparable traditional computing deployment. This has pushed total power demand in the region to over 5 GW, with projections indicating it could reach 10 GW by 2030.

Several major data center operators are exploring on-site power generation as a solution. Equinix, Digital Realty, and QTS have all announced plans for natural gas-powered combined heat and power (CHP) installations, while Microsoft and Amazon are investigating small modular nuclear reactors (SMRs) as a longer-term solution.

The power constraints have created a ripple effect across the data center development landscape. Developers are increasingly looking at secondary markets including Richmond, Virginia; Columbus, Ohio; and Phoenix, Arizona for new capacity. These markets offer more readily available power but may lack the connectivity advantages of Northern Virginia.

Land prices in areas with available power capacity have surged. Properties near substations with available transformer capacity are selling at premiums of 200-300% compared to similar parcels without power access. This has created significant opportunities for landowners who can demonstrate power availability.
