How Takanock is Transforming Data Center Land Development

When a data center company buys land, many assume it's a straightforward transaction — find a parcel, cut a check, break ground. Takanock's recent acquisition tells a more complicated story, one the industry should pay close attention to.

The purchase, made roughly a year ago, has already sparked the kind of scrutiny that signals something significant is happening beneath the surface. Local officials flagged "serious things we need to look at" — and that phrase alone reveals everything about where data center land development is headed. Site selection is no longer just a real estate decision; it's a regulatory, infrastructure, and community negotiation all at once.

The New Rules of Data Center Site Selection

Demand for data center capacity has been compounding for years, driven by cloud migration, AI workloads, and an explosion in streaming and enterprise data storage. Hyperscalers like Amazon, Microsoft, and Google have absorbed enormous amounts of purpose-built capacity, but mid-tier and specialized operators — companies like Takanock — are now competing for the same shrinking pool of developable land.

The bottleneck isn't capital anymore. It's viable acreage.

Finding a site that checks every box — adequate power grid access, fiber connectivity, water availability for cooling, zoning compatibility, and reasonable proximity to population centers — has become genuinely difficult. Northern Virginia, which hosts roughly 70% of the world's internet traffic through its data center corridor, is effectively land-constrained. Markets like Phoenix, Atlanta, and Dallas are tightening fast. That pressure is pushing operators into secondary and tertiary markets, which introduces exactly the kind of community and regulatory friction visible in Takanock's situation.

What Takanock's Acquisition Actually Signals

The land was purchased approximately a year ago — a timeline worth noting. Data center developers typically move from acquisition to groundbreaking within 12 to 24 months, which means Takanock is likely somewhere in the middle of entitlement and permitting processes right now. That's the most turbulent stretch of any project.

Buying land is the easy part. What comes after is where projects live or die.

The fact that local stakeholders are already citing concerns worth examining suggests Takanock selected a site that may not have been a clean, pre-zoned industrial parcel. That's not necessarily a mistake — some of the most strategically valuable data center locations require developers to do the harder work of rezoning, negotiating infrastructure agreements, and building community support from scratch. Operators willing to do that work can lock in sites that competitors passed over, often at significantly lower acquisition costs.

The strategic logic here is sound. If Takanock is willing to navigate complexity early, it potentially secures a foothold in a market before land values spike — which they reliably do once a first major data center opens and proves the location's viability.

The Infrastructure Variables That Make or Break a Site

Zoning draws the headlines, but infrastructure is where data center land development actually gets decided. A parcel can be perfectly zoned and politically uncontested and still be a dead end if the power situation doesn't work.

Data centers are power-hungry by nature — a modern hyperscale facility can consume 100 MW or more, equivalent to powering roughly 80,000 homes. Even mid-scale facilities in the 20–50 MW range require substation upgrades or new transmission infrastructure that utilities aren't always positioned to deliver quickly. Interconnection queues in many regions stretch three to five years, which means a developer who didn't account for power lead times is sitting on an expensive piece of dirt.

Water access is the other underappreciated constraint. Traditional cooling systems for data centers can consume millions of gallons annually, a factor that's increasingly generating community opposition in water-stressed regions. This is likely part of what Takanock's local overseers mean when they flag issues requiring serious examination — water draw and its impact on local resources is becoming a flashpoint in data center permitting nationwide.

Fiber connectivity, by comparison, is usually solvable. Where fiber doesn't exist, it can be built — expensive, but predictable. Power and water are constrained by geography and infrastructure timelines that developers can't simply spend their way around.

The Financial Calculus of Getting Location Right

Site selection errors are extraordinarily expensive. The sunk costs from a failed entitlement — legal fees, environmental studies, carrying costs on idle land — can run into the tens of millions before a developer decides to walk away. But the inverse is equally true: a well-chosen site with durable power access, low latency to key network exchange points, and a favorable tax environment can dramatically reduce a facility's operational cost basis over a 20- to 30-year horizon.

The difference between a good site and a great site isn't always visible in the acquisition price — it shows up in every monthly operating statement for the next three decades.

Consider the tax dimension alone. States like Wyoming, Utah, and Nevada have aggressively courted data center investment with sales tax exemptions on equipment and property tax abatements that can be worth hundreds of millions in aggregate savings over a facility's life. An operator who buys cheap land in a jurisdiction that subsequently tightens its regulatory environment or eliminates incentives faces a structural disadvantage against competitors who positioned themselves better from day one.

Takanock's willingness to acquire land that requires regulatory navigation suggests either a high conviction about the specific location's long-term value or a tolerance for development risk that most operators lack. Either way, it's a deliberate bet — and it's the kind of move that looks either visionary or reckless depending entirely on execution.

Where Data Center Land Development Goes From Here

The trajectory is clear: development is getting harder, more expensive, and more politically visible. Data centers were once invisible infrastructure — nobody protested a server farm the way they'd protest a chemical plant. That era is ending.

Communities are increasingly aware that large data centers bring significant power load, water consumption, and truck traffic while generating relatively few permanent jobs. A 200 MW hyperscale campus might employ 50 people full-time. That asymmetry is fueling a new generation of local resistance, and developers who don't invest in community engagement early — before opposition organizes — are repeatedly learning this lesson the hard way.

Sustainability is becoming both a genuine operational priority and a political necessity. Operators committing to 100% renewable energy procurement, zero-water cooling technologies, or waste heat recovery programs are finding it meaningfully easier to move through permitting. It's not just optics — utilities and municipalities have legitimate reasons to prefer tenants whose infrastructure requirements don't strain local grids and watersheds.

Technological change is also reshaping what an ideal site looks like. Liquid cooling and immersion cooling systems reduce water consumption substantially, which opens up geographies that would have been impractical under traditional air-cooling assumptions. Edge computing architectures push smaller facilities closer to population centers, demanding a different land profile than the campus-scale megasites that dominated the last decade.

Takanock's acquisition, modest as it may appear in isolation, is a useful window into the forces reshaping this entire sector. The "serious things" flagged by local officials aren't obstacles unique to this one project — they're previews of conversations happening around every proposed data center site in America right now.

The operators who will win the next decade of data center land development are the ones who treat site selection as a multi-disciplinary discipline: part infrastructure engineering, part regulatory strategy, part community relations. The land itself is just the starting point. What you do with it — and how well you navigate everything that comes after — is what actually determines whether the investment pays off.
