Data center development isn't a trend that plays out in Silicon Valley boardrooms and stays there. It lands in specific places, on specific parcels of land, near specific substations and fiber corridors. And right now, one of those places is this district.

The indirect economic effects compound this. Data center operators are anchor tenants for local electrical contractors, security firms, mechanical service companies, and fiber installation crews. They fill hotels during construction phases. They drive demand for industrial real estate in surrounding areas. And critically, they signal to other tech-adjacent businesses that the infrastructure in a given region is serious enough to support large-scale digital operations.

Infrastructure Capabilities: The Hidden Competition
Districts compete for data center investment whether they know it or not. And the competition isn't always won by the biggest cities or the most aggressive incentive packages.
Rural and semi-rural districts with strong transmission infrastructure, available land, and stable regulatory environments have been winning deals away from congested metros for years now. Northern Virginia's data center corridor — the densest in the world — is increasingly constrained by power availability and community opposition. That congestion is redirecting capital toward second-tier markets that would have been overlooked a decade ago — and districts with the right resource profile are the direct beneficiaries.

What Comes Next
The growth trajectory for data center demand is not in question. Artificial intelligence workloads are driving compute requirements that industry analysts struggle to model fast enough — the infrastructure buildout required to support even current AI deployment levels is staggering, and it's accelerating. Operators who locked in land and power agreements in 2023 and 2024 are going to look prescient by the end of this decade.

As more capital chases fewer viable locations, the communities that have done the work — resolved zoning ambiguities, engaged with utilities on interconnection capacity, established clear permitting timelines — will close deals. The ones that treat each project as a surprise will watch those deals go elsewhere.
The companies circling this district are doing their homework. Local officials and economic development teams should be doing theirs with equal intensity: understanding the power capacity available, the water infrastructure that exists, the grid interconnection timeline, and — critically — what commitments the community actually wants in return.
Data center development done right isn't a windfall that falls from the sky. It's a negotiation. And the districts that come to that table prepared are the ones that shape the terms.
