Florida just put a 200‑megawatt AI data center on the board. The real move isn’t the land — it’s the substation.

A Miami startup is eyeing St. Lucie for a 200 MW AI data center on vacant industrial land. Sounds simple. It isn’t.

Here’s what this actually means. At 200 MW of data center power, you’re buying two 230 kV feeds, multiple 150–300 MVA transformers, and a 3–4 year interconnection construction timeline if you don’t already have steel in the ground. FPL’s grid is heavy on nuclear and gas, so rates are stable and capacity exists, but the choke points are substation bays, long‑lead transformers, and crews. Florida humidity kills air cooling, so plan liquid cooling at 60–100 kW per rack for NVIDIA GPUs. That’s thousands of racks and billions in capex before you even touch compute.

Operator take: Florida is one of the few markets with near‑term grid capacity because FPL built ahead of load. But the constraint isn’t generation — it’s interconnection and hardware. If I were building, I’d lock an executed service agreement with FPL, place POs for power transformers now, design N+1 230 kV, and pre‑permit a behind‑the‑meter bridge — gas turbines or battery — for schedule insurance. And don’t build in a floodplain. No utility LOA and transformer orders? It’s just PR.
