Why Acres is Transforming Land Development

Carter Malloy built Acres because he believed the land market was fundamentally broken — opaque, fragmented, and inaccessible to anyone without deep pockets and deeper connections. That conviction, and the company he built around it, is quietly reshaping how land is discovered, analyzed, and transacted across the United States.

Land has always been the foundation of infrastructure development — literally and financially. Yet for decades, it remained one of the least digitized, least transparent asset classes in real estate. While commercial property got PropTech, and residential got Zillow, land got... county assessor websites and cold calls to farmers. Acres set out to fix that.

The Vision Behind Acres

Malloy's background gives him a particular lens on the problem. Before founding Acres, he spent years in agriculture and rural investment, close enough to the land market to see exactly where it failed buyers, sellers, and developers alike. The inefficiencies weren't incidental — they were structural. Data was scattered across thousands of county databases. Ownership was obscure. Valuation was guesswork dressed up as expertise.

Acres was built on the premise that better data doesn't just make transactions easier — it makes the entire land development ecosystem more rational.

The company aggregated parcel-level data at a scale that hadn't been attempted before, pulling together ownership records, soil classifications, zoning overlays, water rights, and transaction history into a single platform. For developers scouting sites for solar farms, battery storage facilities, data centers, or logistics hubs, that kind of consolidated intelligence isn't a convenience — it's a competitive advantage worth millions in avoided dead ends.

Land Development Innovations That Actually Move the Needle

Most companies in the property data space stopped at aggregation. Acres pushed further into analytics. The platform doesn't just show you what's on a parcel — it helps you understand what a parcel could become and what it would take to get there.

For infrastructure developers specifically, this matters enormously. A 500-acre site that looks promising on a map might be disqualifying on closer inspection: wrong soil bearing capacity for heavy construction, constrained transmission access, or sitting in a flood zone that makes permitting a multi-year ordeal. Historically, figuring that out required hiring consultants, waiting weeks for reports, and burning through due diligence budgets before you even knew if a site was worth pursuing.

Land development innovations that compress the pre-acquisition phase from months to days don't just save money — they change which projects actually get built.

That's the deeper impact. When site identification becomes faster and cheaper, more projects clear the feasibility threshold. Renewable energy developers can evaluate ten times as many sites. Data center operators can run parallel-path site selection across multiple regions simultaneously. The volume of viable projects entering the pipeline grows, which is exactly what infrastructure-hungry industries need right now.

The Data Layer Underneath the Platform

The infrastructure supporting Acres' platform reflects serious technical investment. Parcel data in the U.S. is notoriously inconsistent — formats, quality, and completeness vary wildly from county to county, and there are over 3,000 counties to contend with. Building a clean, unified dataset from that raw material is an unglamorous, grinding engineering problem. It's also the kind of problem that, once solved, creates a durable competitive moat. Replicating years of data normalization work isn't something a new entrant does in a product sprint.

Sustainable Land Practices Built Into the Process

Here's where Acres' model intersects with one of the most consequential trends in infrastructure: the race to site clean energy and climate-resilient development in the right places.

Solar and battery storage projects require large contiguous land parcels with specific characteristics — flat terrain, proximity to transmission, minimal environmental constraints. Identifying those sites efficiently isn't just good business; it's essential to hitting renewable energy deployment targets that entire state grids are now depending on. The same logic applies to conservation easements, carbon sequestration projects, and sustainable agriculture initiatives that need verifiable land data to underwrite their programs.

When land data is accurate and accessible, sustainable land practices stop being aspirational and start being operational.

Acres has leaned into this connection. By making environmental overlays — wetlands, protected habitats, agricultural preservation zones — visible alongside transactional data, the platform helps developers avoid sites that would trigger regulatory conflict before they invest serious capital. That's not just risk management. It's a form of built-in environmental due diligence that shapes development patterns at scale.

Community engagement benefits too, though less directly. Projects that get sited well — away from sensitive areas, aligned with local land use plans — tend to face less opposition. Fewer NIMBY fights. Faster permitting. More projects reaching commercial operation.

The Real Challenges in Modern Land Development

None of this unfolds without friction. Regulatory complexity in land development isn't just a bureaucratic inconvenience — it's a genuine constraint on infrastructure buildout timelines. Zoning rules, environmental review processes, and interconnection queues can extend project timelines by years, regardless of how well a site was selected. Better data helps developers choose fights worth fighting, but it doesn't eliminate the fights.

The market competition picture is complicated too. Acres operates in a space that increasingly attracts attention from large real estate data platforms, GIS software vendors, and well-capitalized PropTech players who see infrastructure development as a growth vertical. The company's advantage lies in depth of focus — rural and agricultural parcels, large acreage, infrastructure use cases — rather than breadth. That's a defensible position, but it requires continuous investment to maintain.

There's also the adoption challenge that any B2B data platform faces. The land development industry, particularly at the local and regional level, runs on relationships and institutional knowledge. Convincing experienced developers and land brokers that a software platform adds value on top of what they already know requires more than a good product — it requires demonstrated ROI in workflows they trust.

Where This Is Headed

The trajectory of land development innovations points toward deeper integration between site selection platforms, financial modeling tools, and regulatory databases. A developer should eventually be able to move from parcel identification to preliminary pro forma to permitting risk assessment without switching platforms. Acres is positioned to be a central node in that workflow — or to be acquired by a company trying to build it.

The infrastructure development boom — driven by energy transition, data center construction, and domestic manufacturing reshoring — is creating unprecedented demand for exactly the kind of land intelligence Acres provides. Utility-scale solar deployment alone is expected to require tens of millions of acres of new land over the next two decades. Data centers are consuming land in markets that didn't have industrial land demand five years ago. The need isn't going away.

The companies that build the data infrastructure for land development now will have structural advantages when the next wave of infrastructure projects comes looking for sites.

For professionals working in solar, storage, data centers, or any capital-intensive infrastructure sector, the practical takeaway is straightforward: the cost of poor site selection has never been higher, and the tools to avoid it have never been better. Platforms like Acres aren't just a research convenience — they're becoming a core part of how serious infrastructure developers manage risk and move faster than their competition. The developers who treat land intelligence as a strategic input, not an afterthought, are the ones who'll have shovel-ready sites when the capital is ready to deploy.
