In a market where new capacity development timelines are measured in years and grid interconnection queues stretch longer by the month, trust is a genuine asset.

The Disclosure Gap Won't Close Itself

The current state of data center financial transparency reflects a broader pattern in infrastructure development: public benefits flow to private actors under frameworks designed for a smaller, simpler world. The framework hasn't evolved. The facilities have.

Investors evaluating data center assets β€” whether directly, through infrastructure funds, or through listed REITs β€” should be pressing harder on what isn't disclosed, not just reading what is. The questions worth asking are specific: What are the terms of the subsidy agreement, and what happens if performance commitments aren't met? Who bears the cost of grid upgrades required by this facility? What's the true all-in energy cost, including grid charges and water?

Regulatory reform is coming, but it will be uneven and slow. The smarter play, for operators and investors alike, is to get ahead of it β€” because the alternative is being caught on the wrong side of disclosure requirements written in a hurry by legislators who are already skeptical of the deals that created this problem.
