Data center development has attracted the kind of capital that historically chases momentum, not fundamentals. The genuine opportunities in this sector cluster around a few specific themes. First, edge data centers serving markets that hyperscalers won't prioritize — mid-sized metros, secondary industrial regions, and latency-sensitive applications that can't consolidate into a Northern Virginia or Phoenix mega-campus. A data center campus with an adjacent solar-plus-storage facility, or one with a direct offtake from a wind project, is a fundamentally more attractive product than one that relies entirely on grid power from a congested utility.
Third, repurposing underutilized industrial facilities — former manufacturing plants, decommissioned power stations, large warehouse assets — offers a path to faster permitting, existing grid connections, and lower land acquisition costs. These adaptive reuse plays require operational creativity, but they solve the interconnection timeline problem in a way that greenfield development cannot.
How Serious Investors Are Managing Risk
Sophisticated infrastructure investors approaching this sector are asking different questions than the market was asking two years ago.
The first filter is power: not projected power capacity, but contracted, permitted, and timeline-certain power. If a developer can't demonstrate a clear path to energization with hard dates, the project's return profile is built on assumption, not reality.
The second is tenant quality and lease structure. A 10-year absolute net lease with a creditworthy hyperscale tenant is a very different asset than a 3-year colocation agreement with a mid-market enterprise customer. The financing, valuation, and risk profile of those two assets should look nothing alike — but in heated markets, they've sometimes been underwritten similarly.
Regulatory exposure is underappreciated. Several major U.S. markets — Northern Virginia, the Phoenix metro, parts of the Pacific Northwest — have seen municipalities impose moratoriums, zoning restrictions, or water-use regulations targeting data center development specifically. A project that assumes smooth entitlement in a market where the political wind has shifted is carrying undisclosed risk.
The investors who have historically done well in infrastructure cycles are the ones who showed up early, bought discipline when the market abandoned it, and focused on assets with real contracted cash flows rather than speculative demand projections. That framework applies here.
What Comes Next
The data center sector is not going away, and AI-driven demand is real — the question is whether the supply being built will match where that demand actually lands, at what cost, and on what timeline.
The next 18 to 24 months will likely produce a shakeout among smaller, undercapitalized developers who entered the market without the operational expertise or balance sheet to absorb delays, cost overruns, and the occasional tenant who decides to build their own capacity instead of leasing.
