Description

The American Way campus in Grenada, Mississippi comprises 459 acres inside the Grenada Business & Technology Park, master-planned for a 2+ GW behind-the-meter AI and data center deployment. Three TC Energy Columbia Gulf transmission pipelines traverse the property—two 30-inch lines at approximately 900 psi and one 36-inch line at roughly 1,000 psi—with documented on-site deliverability of approximately 484,000 Dth per day, subject to executed transportation contracts and operational conditions. The seller provides conceptual routing for a gas lateral and dual A/B private-wire distribution maintained in grass-first utility corridors; the buyer funds and procures generation in 20–50 MW reciprocating-engine blocks operating under a PSD-aware air-quality pathway with BACT controls. Target power delivery is approximately 200 MW within 14 months of closing once the lateral is complete, scaling to roughly 500 MW total as additional recip capacity phases in, with each building running N+1 at about 100 MW while long-lead combined-cycle infrastructure advances. Entergy has indicated potential for roughly 15 MW of grid power within 8–12 months from end-user agreement, suitable for construction loads or redundancy but not required for the primary behind-the-meter plan. Site infrastructure includes standardized A/B electrical and chilled-water supply-and-return kits with quad-entry fiber, a $4.3 million grading grant allocated to deliver bench-ready pads and phased stormwater routing, and reserved multi-utility corridors for gas, power, and fiber kept off primary pavement. A low-water, heat-assist central plant loops chilled water and reuses secondary heat through dry or hybrid cooling operation, reducing makeup water demand and visible plumes; the on-site water quality plant supports reuse today with reserved expansion capability for blowdown recovery. Industrial municipal utilities—water, sewer, and electric—are present in the American Way right-of-way, with sanitary service routed by gravity. Primary access is from the I-55 and Route 7 interchange via the campus private drive; the site also fronts American Way for additional connectivity. Long-haul fiber providers in the region include Zayo and Windstream, and the plan identifies a conceptual developer-funded lateral to the nearest POP or IXP with dual-path routing along utility corridors and standardized splice vaults at each hall. Preliminary engineering includes a master plan with grading concepts, utility corridor routing, and a redundancy-oriented pad layout, transferable at closing under NDA. Available due diligence materials include a jurisdictional determination with no archaeological sites identified, updated wetlands and streams delineation completed in 2025, prior JD mapping from 2012, TC Energy deliverability correspondence, Entergy grid notes, and engineering exhibits covering the campus plan, grading and earthwork concepts, utility corridor design, and access and haul routing. The campus layout positions chiller halls opposite the residential boundary facing inward, stacks centralized on high ground, reciprocating-engine yards oriented inward with warehouse and maintenance facilities forming a built buffer, and substations presenting the quiet side to neighboring properties; stormwater drainage follows existing patterns with detention sized to match the existing release rate toward the adjacent neighborhood. Mississippi offers a hyperscale incentive program that includes income-tax exemption, sales-and-use-tax relief, and substantial workforce funding, alongside local mechanisms such as tax-increment financing and long-term fee-in-lieu-of-tax abatements, subject to approval and buyer confirmation of eligibility
