Reservoir Edge is a 34-acre tract positioned between Gibbons Creek Reservoir and the SpaceX and Tesla Terafab site in Grimes County, the tightest standalone parcel to the reservoir edge available in this corridor. The site consists of gently rolling terrain with a mix of open ground and tree cover and offers reservoir-adjacent positioning in the narrow band between the water source and the project itself. Terafab, confirmed in August 2026, represents a $16.8 billion phase-one investment projected to reach $119 billion at full buildout, with industrial water drawn directly from Gibbons Creek Reservoir. At 34 acres, the tract is sized for a single high-value use including contractor or fabrication facilities serving the plant, equipment storage and staging during construction, utility or infrastructure siting tied to the water corridor, or corporate housing with reservoir proximity. The premium per acre reflects positional constraint rather than scale, with the closest ground to both the reservoir and the project carrying the highest basis in the corridor. This is the most functionally constrained and strategically useful land in the immediate vicinity, with very little available in a size a single buyer can close quickly.
